The government is advancing a 50 billion baht mortgage scheme to help low- and middle-income earners buy or build homes. The Government Housing Bank’s “One Home per Person PLUS” programme will offer loans of up to 3 million baht with repayment terms of up to 40 years, Deputy Government Spokesperson Lalida Periswiwatana said on 14 October 2026.

The scheme covers homes priced at no more than 3 million baht, including houses, condominiums and eligible housing on state-owned land. Borrowers will receive special introductory interest rates before rates become linked to the bank’s Minimum Retail Rate. The bank will assess their ability to repay throughout the loan term.

Under the Finance Ministry’s proposal, applications will open the day after Cabinet approval and close on 30 December 2030, or when the lending allocation is exhausted. The scheme will require no additional government budgetary compensation, and its accounts will be kept separate from the bank’s commercial operations.

The programme follows two earlier housing loan schemes that have fully disbursed their allocations. The Finance Ministry expects it to generate about 125 billion baht in economic activity through construction, building materials, employment and related spending.
